    will always point out race. when it isn't indicated the inference is the character is white. some writers, after introducing a character as, especially black, will forever after refer to that character as "the black man" (because women aren't written about that much). regardless of whether his name is john, he's "the captain" of the spaceship, he's "the president", "the black man" supercedes everything else. so i'm not surprised at your landlord that will describe his other than white tenants with their race.
